INVENTORY MAKE

Contains detailed information on the description and condition of the fixtures, fittings, furniture and removable items in the property, as well as a summary of the cleanliness. Each room also includes a thorough set of labelled photographic evidence. The final result is a clear and concise report.

Why is an Inventory important?

An Inventory report is an essential document that safeguards the interest of both the landlord and the tenant. It significantly reduces the likelihood of dispute at the end of tenancy.

What is included in the report?​​

  • Schedule of condition

  • Meter readings

  • Keys 

  • Smoke, heat and carbon monoxide detectors are tested

  • Internal areas

  • External areas

  • All appliances are tested for power

  • Any manuals present at the property

  • Any supporting invoices

  • Signatures

 

Any additional comments or photographs can be easily uploaded to the report by the instructing party or tenants within 7 days of receipt of the report.

How do I make a booking, and what happens next?

We will request some preliminary information such as the property location, size, location of keys, meter locations, etc.

We will make contact with the key holder and arrange for pick up, as well as arrange an appointment with the tenants if required for Check In.

On the day of the inspection, the clerk will collect keys from the appointed location and visit the property.

Once the visit has concluded, keys will be returned to the appointed location, or handed over to the tenant at Check In.

The completed report will be emailed to all relevant parties within 2 working days of the property visit.

CHECK IN

Check In is usually done immediately after the Inventory visit. However, we also provide standalone Check In services if required.

Why is Check In important?

Frees up valuable time for landlords/agents. Provides new tenants with peace of mind that an independent third party has made a note of any defects present.

What is included?​​

  • Walk through with tenants pointing out any defects, cleaning issues, maintenance issues etc.

  • Smoke, heat and carbon monoxide detectors are tested in the presence of the tenant 

  • Meter locations are pointed out and readings taken

  • Keys handed over to tenants

  • Any queries are dealt with and pertinent information (if provided) is passed on

  • Tenant is asked to sign a Check In declaration

MID TERM / PERIODIC VISIT

Mid term visits are usually conducted every 6 months, or at any other time if there are any issues or maintenance work, etc. This is an ideal service for resolving any problems.

Why is a mid term/periodic visit important?

Provides the agent/landlord with an opportunity to resolve any small issues that have the potential to become larger and costlier if left unchecked. Also ensures peace of mind that the property is being looked after well. 

Provides the tenant with the opportunity to point out any issues with the property.

What is included?​​

  • Smoke, heat and carbon monoxide detectors are tested

  • We will look out for pertinent factors affecting the tenancy such as - unauthorised occupancy, undisclosed pets, repair or maintenance issues, signs of damage or mould, signs of smoking, the standard of housekeeping

  • Overview and defect photographs

CHECK OUT

The Check Out report is a comparison of the state of the property against the original Inventory report, this includes checking that all the original items are still present, what condition they are in, and the cleanliness. Each room also includes a thorough set of labelled photographic evidence.

Why is a Check Out important?

Without a Check Out report, it would be very difficult for the landlord/agent to make deductions from the deposit for any variances from the Inventory. Likewise, it also protects the tenant from unauthorised deductions being made.

We highlight any required repairs, missing items and cleaning issues. Any damages/discrepancies are flagged and photographed to enable the landlord/agent to make a decision on whether dilapidations should be charged for. We can include a non-biased suggestion of liability and further action, such as compensation or replacement, if required.
